Experience Villa Ampelitis, a hidden gem majestically situated on a stunning hilltop in peaceful countryside, offering 360° panoramic unspoilt views of the surrounding hills, Statos-Agios Fotios village, and on a clear day, the sea.
THE VILLA
The villa, set in a 2000 sq. m orchard garden with fruits, vegetables, and herbs, offers privacy with no neighbours and a secluded pool area. It’s a relaxing spot to enjoy traditional Cypriot life, 25 minutes drive to Paphos and its beaches. Daily needs are a 3-minute walk away, and Kolios Winery, which serves wine tasting and accompanying nibbles, is 15 minutes on foot.
The highlight is the gas-heated private pool and baby pool, with customisable temperatures of 26°, 28°, or 30° Celsius. You can choose the temperature before arrival for year-round swimming. Supplement for air conditioning, pool heating, and central heating.
The pool features wide steps, an internal seat, a handrail, and a spacious wet room with a shower, toilet, and wash basin. In summer, glass doors open to sun terraces with stunning rural views. The pool house roof provides shade from the Cyprus sun, benefiting children and those with fair skin.
This spacious house features wide front doors and ceiling-to-floor windows for a bright ambiance, with mosquito screens on all windows. It offers Wi-Fi inside and outside and a Smart TV including Netflix etc.
The stylish interiors, imported from Germany, feature a modern stainless steel kitchen, luxurious leather reclining furniture, and elegant bath and shower rooms with wide cubicles. Beds can be converted from single to double as preferred.
The open-plan dining area has a dining table with 8 chairs. Patio doors lead to an olive tree courtyard and herb garden with a built-in BBQ and outdoor dining area, perfect for evening sun and sky views, next to the pool for child supervision.
We offer various baby, child, and disability items upon request, including a pool hoist, which are safely stored. If you don’t need them, you can enjoy the space. A list of optional hire items will be sent to you before your holiday.
2 x optional studios in annexe
Between the main house (which sleeps 2 – 8) and the pool are 2 self-contained studios which sleep up to 4 persons in each. They will remain empty, unless you, the renter, add them to your booking. View the studios here
The compact, identical studios have wider doors for accessibility, each featuring a spacious shower, WC, kitchenette and sun terrace. The double bed is on the mezzanine, overlooking the lounge and daybed below. A corridor leads directly to the pool for quiet swimming, and air conditioning is included at no charge.
The reliable and consistent temperature of this heated pool means Villa Ampelitis is also available to you in low season including Christmas, New Year, Easter and October half term. In low season you will particularly appreciate the Cyprus sun’s rays which will pour into the pool room, and the house will be comfortable and cosy. Having central heating and a log fire, (that you can cook over) makes staying at Villa Ampelitis a totally unique experience in Cyprus. You can even ski at Troodos mountains, just over 1.5 hours’ drive, and come home and swim!

Main House Discounts: We offer a 12% discount for 2 persons or 2 adults + 2 children for use of 2 bedrooms only, within 1 February to 30 November.
Annexe Studio Discounts: If you book both studios a discount will apply.
Air conditioning in main house bedrooms: Master bedroom €6 daily. Other 3 bedrooms €4 each, daily.
Refundable Damages/Excessive Cleaning Deposit £250: Main house – £500 Main house and studios. Damages includes that made by self-tanning dyes and oils on furniture, linen and towels.

Villa Ampelitis operates a Non-Profit Fair Policy. You only pay for what you have used.
Below prices are the maximum you will be charged, and this is payable in cash upon your arrival.
The owners have calculated rates based on their costs, aiming for a non-profit approach. We have reduced rental rates significantly as we add a supplement for pool and house heating, allowing you to choose only what you need.
June, July and August. Pool heating 26° C included. House heating included, (but has never been required).
The owners will do their best to offer the best possible rate depending on the gas price, weather conditions and rental period.
Pool heating: 1 September to 31 May:

28° Celsius €30 per day
30° Celsius €35 per day
House heating: 1 September to 31 May:
2 – 4 persons €25 per day
5 – 8 persons €35 per day

Fair Policy dated 18/6/2024: Above mentioned prices for pool and house heating are the highest possible, based on gas and electricity prices in Cyprus, taking into consideration the weather conditions.
Only pay for what you have used: Upon your arrival the gas meter will be read. You will pre pay in cash the maximum price for what you require. You will then be shown how everything works.
Pool and house heating possible refund: Upon departure, the owners will read the gas meter to calculate your gas usage for heating the pool and house, which they will pay at cost. Clients using lower temperature heating or turning it off when not needed, as well as using the pool cover when not in use, may qualify for a refund. The owners will provide details via email before your holiday or upon arrival.
Heating costs for advance bookings: Clients booking in advance will have prices reviewed closer to their stay; use the listed heating prices as a guide. I, Irene, recommend 26 degrees for swimming lengths, 28 degrees for noticeable warmth, and 30 degrees for young children or those with limited mobility.
House heating is usually required November to end April, depending on the weather. Starter logs for the fireplace are provided free of charge.
BOOKING INFORMATION
You may occupy the villa from 4pm. Vacate by 10am.
Changeover day: Sunday
Do not book flights until we have confirmed, by email, that your dates are reserved for you, (even if dates appear vacant).
We can reserve the villa for up to 48 hours, with no obligation or payment, so you can book flights.
Select your preferred payment method when you complete the Booking Request Form. You do not pay at this stage.
Once your Request is confirmed by us, you then pay a 30% deposit within 24 hours, to secure the booking. The balance is payable 12 weeks before you go. Pay by Card and Online Banking.
Sundance Villas Ltd is Payment Card Industry Data Security Standard compliant (PCI DSS). All bookings and payments are handled by us (Irene and Lauren Hare) personally.
